Enjoy the Rest of Summer, But Don’t Forget About Your Building

Summer isn’t over yet. There are still plenty of warm days, beach weekends, vacations, and time to enjoy everything Long Beach and Long Island have to offer. But as we move through the second half of August, it’s also a good time for building owners and boards to make sure their properties are ready for what comes next.

At All Shore Management, we know how quickly summer can turn into fall. A small maintenance issue that is easy to address in August can become a much bigger problem once cooler weather, heavy rain, falling leaves, and eventually winter arrive.

Take a Walk Around the Property

Late summer is a great time to give the entire property a closer look. After months of heat, sun, storms, and increased summer activity, certain areas may need attention.

Cracks or damage around walkways and common areas
Clogged or slow-moving drains
Gutters and drainage areas that need cleaning
Exterior doors or windows that need attention
Lighting that needs repair or replacement
Landscaping that has become overgrown
Signs of leaks or water damage
Minor repairs that have been pushed off during the summer

None of these issues may seem urgent today, but taking care of them now can help prevent bigger headaches later.

Don’t Wait Until the First Cold Day

Fall and winter preparation shouldn't begin when the temperature suddenly drops. August and September give building managers time to inspect equipment, schedule repairs, coordinate vendors, and handle preventative maintenance without the pressure of an approaching storm or cold snap.

This is also a good time to start thinking about heating systems, exterior water sources, snow and ice preparation, drainage, and other seasonal responsibilities.

Summer Is Still Busy for Buildings

For properties in Long Beach and throughout Long Island, summer often means more residents, visitors, deliveries, outdoor activity, and general wear and tear. Common areas get used more frequently, maintenance requests can increase, and small problems can easily go unnoticed.
